Following months of decline, the month of August showed a sharp increase in the number of pending home sales.  According to the National Association of Realtors, pending home sales or homes in contract rose 7.4%.  This is the largest increase in over 13 months, perhaps signaling the beginning of the end of the poor housing market.

Locally, things may be looking up, as well.  In the last 10 days, the LaBuda Advantage put 5 of our listings and 3 new buyers into contract.  This is represents an increase of more than 50% over September of 2007! 

We see an obvious correlation between homes that are priced well and in good condition and the contracts received.  With this in mind, we continue to encourage home-sellers to look at their homes with a critical eye and do all they can to bring them up to the best condition possible.  For buyers, this is a GREAT time to buy.  The inventory is up and home values are down, so buyers have many homes from which to choose and are able to negotiate from a position of strength.

As we continue in this very interesting housing market, we encourage everyone to consult an experienced Realtor before buying or selling real estate.  There is a lot of good news out there when it comes to the housing market if you know where to get your information and who to talk to.  Despite what you may be hearing these days, homes are selling and people are buying!
