We know from our clients that many of them are planning to put their houses on the market in the spring.  This is the most popular time of year to sell, in good years and bad, because the weather is great and families like to relocate in the summer so their children can begin the school year in their new school.  Spring is a great time to fix up the house and get it ready to sell.

Unfortunately, most people wait too long to start this process.  If they procrastinate and wait until April  to begin cleaning out the basement and throwing out 25 years of possessions, it will be June or July before they have it all done and the "For Sale" sign can go up in the front yard.  They may have missed a big portion of the spring market.

One year, we had several clients who intended to put their homes on the market in the spring, but couldn't get everything done quickly enough to get it listed until May or June.  That year, there happened to be an unusually large number of buyers in March and April and a low inventory of properties to show them.  By the time many of these clients were ready to sell, many of these buyers were gone.  In the current market, you don't want to miss a single buyer, so it is important to be out there as early as possible.
