When a house goes on the market it needs to look its best.  But many sellers don't want to spend a lot of money on upgrades that may or may not please the buyers.  Here are some inexpensive things to focus on that will make the biggest impact for showings:

Details  Small improvements can make a big impact when getting a home ready to sell.  Make the home sparkle by clearing away clutter, cleaning countertops, shining the stainless steel sink and dusting the light fixtures.  Pay attention to nicks in the woodwork or walls.  Focus the buyers attention on a focal point for each room.  Box up extra toys, clothes, dishes, etc so that closets, rooms and countertops are free of clutter.

Floors  If flooring can't be replaced, have it professionally cleaned or, for wood floors, refinished.  One other option is to use an area rug, even over carpets.  They can add color and a bit of "pizzazz" to a lackluster room.

Lighting  New lighting fixtures can really perk up a room.  Stay away from the brass fixtures that were so popular in the 1980's. Instead, look for oil-rubbed bronze, nickel or chrome. Don't forget to open the blinds and wash the windows to provide better lighting as well.  Clean windows can instantly improve the natural light in a home. 

Paint A few gallons of paint can go a long way towards making a house look great.   Eggshell or satin is best as they help light bounce off the walls to make the space look larger.  Semi-gloss is a good choice for baths and kitchens as its easier to clean.  Use different variations of the same color throughout the house for a "pulled together" look with the lighter cololrs in the main areas and darker shades for rooms like the bedrooms.
