What NOT to do while your home is listed!

As you make the decision to put your home on the market, here are some key things to remember:
- Don't leave your home in a mess when you leave in the morning. Make sure the dishes are done and put away, beds are made, things are picked up and the house smells good. Remember, your house can only make one first impression!
- Don't let anyone in who just comes to the door -- no matter how nice they are or how well-dressed they appear. Give them the name and phone number of your listing agent and ask them to call your agent for a showing. You never know what someone is planning when they show up at your door and you can't be too careful!
- Leave the house when a showing or inspection is taking place. Prospective buyers need the opportunity to look at your home on their own schedule and without being hesitant to express their own opinions. If you are there, they may be afraid to look in closets (which is very important to a buyer) and they will probably go through the house faster to avoid inconveniencing you.
- Never discuss your home with the potential buyer even if you're "in contract". You may say something that they misinterpret and will cause you a problem later. Remember, buyers are always looking for ways to reduce the price of a home. If you tell them about a small problem or concern, they may use that to validate a request for a price reduction. Leave these discussions to your agent!
